B&B with supreme views hits the market

An accommodation location with some of the best views in Raglan is up for sale as the owners place the property on the currently very hot market.

You are moving on from Ocean View Raglan. Tell us about the Ocean View property and it’s qualities.

Ocean View is an amazing property with a great history. It started out as a veterinary surgery in the fifties and was leased by the NZ Dairy Board. More recently it was a busy rest home, and when we bought the vacant property in 2012 it was in much need of some TLC.

What have you achieved in terms of improvements?

Since 2012 we have upgraded and modernised the property. There are new carpets throughout, showers have been upgraded, over the last 2 years all the mattresses have been replaced, along with toilets and vanity units. More recently 2 winters ago Ocean View closed for 4 months whilst we converted a huge loft area, which is now used as a managers quarters and boasts some of the best views in Raglan.

What potential do you think is still possible? 

We have grown organically over the last 7 years. – from living here as a family with our 2 sons and only renting out 4 rooms. We now have a capacity of 11 rooms and are running a very successful Bed & Breakfast. There is still a huge potential for growth. As the managers/owners quarters are separate we can rent out the whole house, which has proved very successful and popular with yoga retreats, fasting retreats and corporate team building events. We have only just started tapping into this market. There is even the opportunity to have a courtyard café, or of course, an amazing large family home to accommodate the extended/blended whānau.

What kind of lifestyle does owning and operating Ocean View offer?

Operating Ocean View as a Bed & Breakfast offers an amazing lifestyle. We generally have 7 – 8 weeks off during the winter for holidays and maintenance. Amanda plays golf most afternoons and Adam goes to the gym before check in at 2pm. During the summer months we have a manager who is responsible for checking the guests in which enables us to go the beach most afternoons. If we want some time off we just put up the ‘No Vacancy’ sign. We live in Raglan, can walk into town and have some of the most awesome views.

What are your plans moving forward. 

Moving forward and now our kids have left home, we would like to purchase a motor home and have the opportunity to travel round NZ visiting family during the summer months, but we would still base ourselves in Raglan and continue to call it home.
